And the site foreman likes to wash his car at work too, must be a perk of the job. When he first came on site last year, the site foreman told us he also ran a cupcake company and was landlord of five properties. Probably on the phone all day running his businesses instead of supervising workers and monitoring the site. He travels four hours a day to and from work. When they started jetwashing the building (despite all the leaseholders/residents good reasons not to - damage to brickwork etc. - not least that it wouldn't work on black pollutant staining, which it hasn't) he and I inspected it soon after the first section was completed. We both agreed that it had been done wrongly in places and that too high pressure being used had meant it had 'cut' the surface of the bricks. He later denied saying this in a full meeting between all parties, leaving me looking like a liar. He then spent a few weeks tottering about the estate admiring the 'easy' (ha) stuff like paintwork and generally trying to avoid me. He actually ran away rather than face me when I joined an inspection on the building for which I am co-rep. I think he's been replaced now, though the new guy also seems just as bad: again on my building MITIE were completing a typically amateurish cowboy repair to soemthing they'd cocked up earlier, whilst the Clerk of Works watched. I (with no expertise in building etc) told him this repair wasn't good enough and would fail, he (apparently a 'professional') did nothing. Result: failure of repair within 24hrs. Even then the LH project manager and the latest clown from Baily Garner inspected it and called it 'fine'. Of course it wasn't and has now been removed(leaving a mess behind that no one has bothered cleaning up) and a similarly desperate repair put in its place. Just one example of numerous incidents. It's exhausting and completely unacceptable. Complaints were not dealt with properly or in a timely manner adding to the stress of tenants and residents as major works were being carried out in their homes and exacerbated by neither Lewisham Homes nor MITIE taking responsibility. We also raised concerns that sub-standard work was being signed off by the Clerk of Works for Lewisham Homes and had examples where tenants who had requested being present while the Clerk of Works inspected their homes were being denied. We also had concerns with the amount of sub-contracting going on and the legality of some of the workforce and the implication that they were not being paid properly or were even qualified and we raised our concern with Lewisham Homes. Lease-holders are currently challenging their costs under the programme and the measurement of works as set by Baily Garner. In general, we felt MITIE on-site managers showed no respect for our building or the people who lived there. I heard the other day MITIE are now running homecare support services. And since work began they're also guilty of allowing MITIE to run the show in terms of accepting/backing their terrible standard of workmanship and the awful treatment of residents / their homes. The freelance project manager brought in by Lewisham Homes has been inept, disrespectful and unhelpful, siding continually with MITIE's bad practices and creating a culture where it feels like it's the residents 'verses' MITIE/Lewisham Homes, when in fact, she is supposed to be representing and looking after the housing asset. However, MITIE are quite simply a dreadful company. Virtually everything they, or their second rate subcontractors, have touched has gone wrong. And worse still they just don't care about the misery this has caused. We said they're less than 20 years old, they should be fine. They said they'd survey after scaffolding had gone up (so they must have learned their lesson from Tanner's Hill?). <br /><br />There was also a half hearted attempt to look at ceilings in top floor flats (though they never came to look at mine). If they'd talked to Repairs they'd know where there had been problems, eg Browne House chimney and Farrer House canopy.<br /><br />Baily Garner's roof surveys showed just a couple of tiles and hips needed replacing, so they began concentrating on chimneys. They started talking about removing the top halves of the taller chimneys to make them shorter (and presumably safer) but LH vetoed that. They 'repaired' a lot of chimneys. It felt as if they had found something to spend money on willy nilly...like the 'Welsh arches' which weren't on the original list but suddenly appeared in danger of collapsing...BG's speciality is advising on health & safety. But it is probably better to be safe than sorry!<br /><br />I cannot comment on the quality of the repairs but the Browne House rep has plenty to say about one of his chimneys, where they rendered it instead of repairing the brickwork, after the LH Repairs team had already 'repaired' it (twice?) the year before to no avail. The Section 20 notices were based on not repairing or indeed replacing the roofs. Part way through the works, they had to halt everything, quote on a whole new roof, reissue new Section 20 notices (now £5k higher per flat), and wait out the whole consultation process before recommencing. The residents had scaffolding up 6 months longer than necessary and had to go through the so-called consultation process twice.<br /><br />'Why?' you might reasonably wonder…<br /><br />Because the geniuses at Bailey Garner surveyed the roofs of the 3 relevant blocks FROM THE STREET. Had they climbed a ladder — or glanced at the repair logs — they'd've seen that the roof was desperately in need of replacement.
